The shelf was a gift a I made of polished concrete embedded with their favorite stones and honed down to a polished finish, the corbel was a piece of a 1912 hand rail I salvaged from previous work in San Francisco

A replacement on demand water heater that I installed replacing the professionally installed previous one.
2025 Ready for framing, but first I need to grout under the mud sill with high compression strength mortar to compensate for 1” out of level foundatin.
2025 Beginning of another living space. I offered to Contractor to rough in waste and venting before laying subfloor.
